PARISH COUNCILSTATEMENT RE DEVELOPMENT PROPOSALS IN LEEK WOOTTON
Leek Wootton & Guy’s Cliffe Parish Council [The PC] is aware that a firm of land developers, Caddick Land, has developed a concept proposal for building housing, community and leisure facilities on a substantial area of land to the east of the existing village of Leek Wootton.
Caddick Land, has advertised in the Leek Wootton Link that it will be launching a consultation website on 9 September and holding a drop-in session to gauge opinion on their proposals on Friday, 26 September at Leek Wootton Village Hall.
Over the last few months Caddick has introduced itself to a number of organisations in Leek Wootton, including The PC, and shown some proposed concept maps. The PC was not aware of any details of the consultation website or drop-in event prior to their advertisement in The Link.
Currently, the land in this proposal is green belt land and not allocated for development in the current Warwick District Local Plan, nor is it included the draft Preferred Options sites for the South Warwickshire Local Plan, which is going through its consultation phases now.
The PC understands Caddick has an option on the land and intend putting forward a planning application, come what may, later this year.
The PC has historically submitted objections to any new development on the green belt outside the village envelope and it feels that under the existing Local Plan, Leek Wootton will increase by 24.5%, mostly with the outline planning for the CALA scheme having been granted. The PC is acutely aware of the risk of encroachment from the north and south by Kenilworth and Warwick that would risk allowing a conurbation of Warwick, Leamington and Kenilworth.
The PC had initial discussions about this matter at its meeting on Wednesday, 3 September. There is however very little information available at this time and the PC will be seeking more from Caddick and WDC.
Caddick Land is presenting a speculative concept plan, and as such The PC would not comment at this stage. However, in its role of acting as a voice for the community, it is important that The PC understands the community’s views, positive or negative, on the proposals. The PC will therefore attend the consultation drop-in, partly to hear what Caddick Land has to say to the general public and following the drop-in session, will arrange a community meeting to hear residents' views on the concept presented by Caddick.
Our County & District Councillors have also been made aware of these proposals.
